Just before Christmas, the Flemish government made the following decision in principle: starting in 2030, an asbestos certificate will be required when entering into a new lease agreement. Similar to other certificates, the landlord will be required to provide the asbestos certificate to the tenant no later than prior to signing the lease. This new requirement is part of the timeline leading up to 2032, by which time every residence must have an asbestos certificate. In other words: regardless of whether the property is being sold or rented. Both this general requirement and the regulation taking effect in 2030 for rentals naturally apply only to homes built in a high-risk year (<2001).
